Izumiyumegaoka District Land Readjustment Project
- Build a vast land of 23.9 hectares from scratch
-
The "Izumiyumegaoka District Land Readjustment Project" is a large-scale development project that is positioned as one of the six major Sotetsu projects aimed at creating a "the preferred railway." Approximately 700 apartment complexes, including large-scale customer attraction facilities, are planned on a vast 23.9-hectare plot of land around Yumegaoka Station, a futuristic station building that has been selected as one of the 100 best stations in Kanto. Construction began in December 2015, using land readjustment methods to create a town with a planned population of 5,200 people.
- Working closely with Yokohama City and residents to become a central presence
-
This project is positioned as Yokohama City's "Yokohama City Urban Planning Master Plan/Izumi Ward Plan" to transform the district into a "district that promotes efforts to create an urban area that fosters new liveliness and interaction."The purpose of this area development project is to effectively utilize the transportation network of Loop Line 4, centering on Yumegaoka Station and Shimoiida Station to transform the area into an urban district with a station at its core. As the secretariat of the Izumiyumegaoka Land Readjustment Association, we are working with the members of the association to carry out the project. We developed public infrastructure such as roads and parks, reorganized land parcels to promote residential use, and served as a liaison between the local government and neighboring residents to build relationships of trust. The project was completed in February 2026 (the association was officially dissolved with approval dated February 13, 2026).
- A city full of dreams that utilizes transportation functions
-
In the future, a section of Ring Road No. 4 will be widened from its current 18 meters to 21 meters. To improve access from this road to both Yumegaoka Station and Shimo-Iida Station, we also developed an internal circulation road within the district with a maximum width of 19 meters.Beyond the land readjustment project, the initiative has evolved into broader “community development.” A large-scale commercial facility was established in the central district (shared-use block), and Yumegaoka Soratos opened in July 2024. In addition, bus stopping spaces were provided at Yumegaoka Station, and a new station plaza allowing buses and taxis to access the area was constructed in front of Shimo-Iida Station, contributing to the vibrancy of the entire neighborhood.Furthermore, essential infrastructure for daily life was developed throughout the area, including the placement of four parks, a stormwater retention basin, water and sewer systems, and city gas. Through this land readjustment project, we have created a convenient and safe community in which people can live with peace of mind.
