In October 31, 2024, We acquired trust beneficiary rights related to the land and building of Mitsubishi Fuso/Tohoku Fuso Headquarters (the “Property”), located in Miyagino-ku, Sendai City, Miyagi Prefecture and leased by Mitsubishi Fuso Truck and Bus Corporation (Head Office: Kawasaki City, Kanagawa Prefecture; President and CEO: Carl Deppen). This is Sotetsu Urban Creates' first business development in the Tohoku area, and the second for the Sotetsu Group in Sendai, Miyagi Prefecture, following “Sotetsu Fresa Inn Sendai,” a hotel specializing in lodging, which opened in July 2022.
The newly acquired property is located approximately 4.5 kilometers east of the center of Sendai City, a central city in the Tohoku region. The site also has good access to the Sendai-Tobu Road, which connects to the Tohoku Expressway connecting the Tokyo metropolitan area to the Tohoku area, and is suitable for transportation and delivery to all parts of Tohoku via the Sendai Urban Area Loop Network, and is well connected to distribution centers such as Sendai Airport and Sendai Shiogama Port.

In March 2024, we acquired a trust beneficiary interest in 24,400 m2 of land and buildings in Shiroishi Ward, Sapporo City, Hokkaido. This building is leased by Mitsubishi Fuso Truck and Bus Co., Ltd. and is used as the Mitsubishi Fuso Truck and Bus Co., Ltd. Sapporo Higashi Branch.
This is the Sotetsu Group's second business development in Sapporo, Hokkaido, following the Sotetsu Fresa Inn Sapporo Susukino, which opened in September 2022.
This property is approximately 4.3 kilometers from JR Sapporo Station, and approximately 3.6 kilometers in a straight line, and is close to the Sapporo city center. The property also has good access to National Route 12, a major bypass, and Hokkaido's Hokkaido Expressway, an expressway that crosses Hokkaido from north to south.

In January 2024, we acquired a trust beneficiary interest in an office building located in Kojimachi, Chiyoda-ku, Tokyo. This is the first time for the Sotetsu Group to acquire an office building in the Hanzomon/Kojimachi area of Chiyoda Ward.
The "Hanzomon/Kojimachi" area is one of Japan's leading urban centers, with the Imperial Palace, major government offices, embassies and educational institutions of various countries located nearby. Businesses engaged in specialized services such as lawyers in this area tend to prefer a quiet and calm working environment. Steady demand for office space from such companies and professionals is expected.
This property has a size of approximately 28 tsubo per floor, and uses a "setup office" interior and furnished office, which is currently trending in the city center office market. We will continue to operate the office space as a compact furnished office that can function as an office by simply bringing the necessary equipment into the office space.

In September 2023, we acquired the complex building "CABO uehara" located in Uehara, Shibuya-ku, Tokyo. We forged a business alliance with Profits Co., Ltd. for the purpose of jointly managing the property and consistently increasing its valu.
This property will be completed in February 2023. Its location is superb as it is just a minute's walk from the south exit of Yoyogiuehara Station, where there are many unique shops around the station. Profits Co., Ltd. has been involved as a project manager since the development stage, and has created a small mixed-use complex for the neighborhood that combines work, living, and entertainment. The building has been developed as a mixed-use building with cafe No. and other food and beverage and merchandise stores located on the first floor, as well as and offices and residences on the second floor and above. The acquisition was made with particular focus on its unique concept and high demand for small offices (approximately 17 to 100 m2) in the area.
Bearing in mind the diversifying work trends, we created a concept that utilized the office management know-how that Profits Co., Ltd. has cultivated over the years that resolves issues such as the functionality and amenities of many existing buildings, and effectively contributing to society. We will strive to supply offices that match the current trend in which "employees are the backbone," while reducing our environmental impact.

In June 2023, we acquired the Toritsudaigakuekimae Building, an office building located in Nakane, Meguro-ku, Tokyo. On the same day, Sotetsu Building Management Co., Ltd. began property management services.
Access to the city center has improved with the opening of the Sotetsu/Tokyu Shin-Yokohama Line. Leveraging the metropolitan area wide-area network, we hope to strengthen our acquisition and development of real estate such as offices and complex buildings to provide comfortability and convenience for residents along the Sotetsu Line, our Sotetsu Line passengers, office workers, and even those who live in areas on intersecting railway lines.
Toritsu-Daigaku Station is highly convenient as it is approximately 10 minutes by train from Shibuya Station. In May 2023, Sotetsu Building Management Co., Ltd. acquired the office building “Fuji Kasai Yokohama Building” located in Shin-Yokohama, Kohoku Ward, Yokohama City, and began property management operations.
The property is located near the exits of the Sotetsu Shin-Yokohama Line, Tokyu Shin-Yokohama Line, and Yokohama Municipal Subway Blue Line "Shin-Yokohama Station." It is a large-scale office building (standard floor area approximately 240 tsubo) with excellent convenience and visibility, located in a good location in front of the pedestrian deck of the north exit of Shin-Yokohama Station on the Tokaido Shinkansen.
The Shin-Yokohama area has good access to many areas such as the Kansai and Tokai areas on the Tokaido Shinkansen, so listed companies and leading companies have their headquarters and sales offices there. In December 2021, Sotetsu Building Management Co., Ltd. acquired the Forest Akihabara office building located in Iwamoto-cho, Chiyoda-ku, Tokyo, and began property management operations.
It is located a 2-minute walk from Akihabara Station on the Tokyo Metro Hibiya Line and Iwamotocho Station on the Toei Shinjuku Line. Akihabara Station is connected to the Hibiya Line as well as the JR Yamanote Line, Keihin Tohoku Line, Chuo-Sobu Line, and Tsukuba Line. The property is connected to the express line and has excellent transportation access to various destinations for business activities and commuting.
The surrounding area is a business district lined with large and small office buildings, and in addition to old buildings, there are many developments and renovations of distinctive office buildings that offer an opulent feel while being affordable.
